The Property: Summerfell is situated on a beautiful 50′ x 150′ lot backing onto a green belt. The front of the house faces West, while the back of the home faces East to the forest and Mosquito Creek. The main house is located at the front of the lot with the garage and coach house are at the rear, accessed by the new paved lane which actually shows on original surveys as Dawson Lane.


The lot is a total of 7556 s.f. 

There is a slight slope to the lot from the front to the rear, which allows for a walk-out-basement at grade. As the Coach House is situated almost a full floor below the main living floor of the house, unobstructed views of the forest can be easily enjoyed from every room.

Parking will be provided for 2 vehicles, with one enclosed garage and 1 stall, plus there is room for a visitor parking in front of the garage.. We plan for a large veggie garden, and even a glass-house for year round growing. 

Privacy will be created from a combination of natural planting and architectural fencing. 

The Primary House is 3 floors with a roof deck, each floor is approx. 1170 s.f. for a total interior space of 3655 s.f. Additionally there is a 320 covered deck off of the basement, matched by another 320 s.f. entertaining deck off of the main living room. The bedroom level has another 160 foot of covered decks. Finally the roof deck offers a further 520 s.f. of sun drenched living with glorious views of the forest. In total Summerfell has 1320 s.f. of outside entertainment and leisure spaces.  

The Coach House is an additional 1045 s.f. Split between a 700 s.f. 2 bedroom apartment, and 345 s.f. of garage and storage. 

Total interior space: 4700 s.f.

The Main floor of 1170 s.f. features wide open spaces, creating a natural flow between the indoor and generous outdoor entertaining areas. The central hub of the home is the massive entertaining island which measures 15′ x 3’8″ and has a cantilevered counter with open seating around all three sides. This allows for the perfect place for entertaining and casual meals.

The capacious double-height living room will truly bring the forest in, but the focal point might be the 19′ concrete fireplace.  

The designated Wet Bar has a full width and height glass window that forms the backsplash of the counter. This window also allows discrete views through the architectural screen to the front garden and gate. Two 36″ Fisher & Paykel fridges occupy this space also, one dedicated exclusively to beverages. 

We’ve always enjoyed a dedicated Media Room, which will feature a custom millwork slatted wall and copious accent and mood lighting.  The room opens onto the main deck for a seamless connection to the entertaining spaces. The Media room has a custom sliding wall that will retract for daily use, while allowing privacy and separation when being used for extra sleeping accommodation.

The Second Floor of 1185 s.f. is accessed by a stunning open tread switch-back stair, that leads to a hallway lookout that offers spectacular views over the double height living room and to the forest beyond. The hall also allows access via another soaring open tread stair to the roof deck above. 

We had agreed that we wanted both of our offices and the master bedroom to have both access to a private deck, but also views of the forest and creek. This resulted naturally in placing the utility spaces such as bathrooms, closets and the ensuite at the front or west side of the home. Originally we had intended for a larger laundry extending to the west wall, but realized that more closet space was a priority (since technically we are downsizing from our current closet) – the consequence was a more symmetrical design of the front windows. 

You’ll note one of the special requests from Kane, which was a urinal in the 2nd bathroom. 

The Master Bedroom will have soaring 10 foot ceilings, plus the light-filled ensuite will have an expansive sky-well window that will measure over 13 feet high! 

The Roof Top Deck: After enjoying an expansive roof deck with hot tub on our current home we knew we wanted to repeat this feature on Summerfell. The unobstructed roof deck will allow maximum sunlight exposure and beautiful views to the forest at any time of the year while maximizing privacy. 


The 1170 s.f. Basement includes a large 2 bedroom 765 s.f. guest suite. It’s a lovely open space that opens onto a generous covered patio with at-grade walk out access to the back garden. 

The basement will also house Kane’s LEGO room, complete with his vast collection of Lego sets and collectables. Marco even has a special vented closet that no one ever has to see. 

The Coach House is a separate 1044 s.f. accessory building at the rear of the property. It contains a beautiful 2 bedroom home with 10+ foot ceilings offering peaceful views to the forest and creek. The coach house will also incorporate a single garage, garbage room and storage.
